Obee Estates engaged Meda to take up the management of the sensitive regeneration project at Len House, Maidstone following the successful Planning consent on the Grade II listed Rootes industrial building in 2020. Planning conditions required Phase 1 Conversion of the existing Art Deco former car factory prior to the newbuild element of an additional 79 units to follow as Phase 2.

The Phase 1 conversion included the removal of the roof and the introduction of 2 new penthouse levels suspended into the frame to meet the restricted building height. The conversion planned to accommodate 80 apartments with private gym and lounge and a flexible commercial space including an 'internal boardwalk’ concourse.

Seedum roof terraces and PV generation were instrumental in delivering biodiversity and net gain targets.

The Former Rootes factory is a key heritage asset in Maidstone. Work with the Conservation team paid special attention to new crittal widows to match the existing and retaining the internal car ramp as a feature of the original use made visible to the occupants and pedestrians in the building.

The conversion preserves and enhances the existing structure and brings employment and housing to the area.
