186 Gloucester Road Patchway, Bristol was formerly the North Bristol Toyota Dealership and adjoins the West Coast main line, but was made redundant following the opening of a modern training academy and motor retail facility at Hayes Way.

The applicant considered a number of redevelopment options for the former showroom building, all of which confirmed that refurbishment or re-use of the facility was uneconomic due to the poor condition and limited adaptability and in-flexibility of its fabric and internal layout.

Our feasibility study and planning application proposed a facility to offer a new trade unit complex incorporating a fast-food restaurant with drive-through capability. The shell and core designed trade unit buildings featured mezzanine floors providing ancillary office space and welfare facilities for staff.

External areas were also configured to provide ample parking for customers and staff, manoeuvring space for delivery and service vehicles, green walls and new areas of tree and shrub planting.

The site is now under review towards completion and sale with planning consent.
