Working with an established local developer, MEDA’s architecture team undertook feasibility design for a new commercial development exceeding 2,000 sq m to provide suitable accommodation for long-standing tenants requiring economical light industrial units.
Whilst the science and technology sector is booming, with many new facilities in the pipeline, there is little available for smaller and medium sized businesses providing essential bespoke, specialist manufacturing to serve it. The site is close to Culham Science Park but lies within the green belt and thus requires a sensitive design approach that respects the environment and its immediate rural context.
Rather than opt for the standard ‘perimeter road surrounding a large volume’ approach, a traditional farmyard layout with a series of more appropriately scaled buildings was developed. To mitigate its environmental impact, extensive, biodiverse green roofs, SUDS and a considered material pallet is proposed.
